Downtown Delaware Portfolio

Purchased in Spring 2023, this portfolio includes three adjacent commercial buildings comprising approximately 35,000 SF. JREP is repositioning the space from outdated medical office and medical clinic space, into new boutique retail and restaurant space, with a large new co-working facility above. Delivery is estimated for Fall 2024.

In September 2024, the project was nominated as one of three finalists for Heritage Ohio's "Best Commercial Rehab" project; a state-wide award competition that annually recognizes the real estate projects that best exemplify a commitment to historic preservation. The award recipient will be announced at Heritage Ohio's annual conference on October 15, 2024. More info: https://heritageohioconference.com/

41 N. Sandusky Street aka 1 W. Winter Street: This elegant 5-story elevator building is included on the National Register of Historic Places. Comprising roughly 22,000 SF, the building was originally developed in 1914 and contains several timeless details, including the original cornice, bank vaults and limestone facade. The ground floor space is occupied by a long-term bank branch. The upper floors are being renovated and will be repositioned into a high-end co-working facility. Delivery estimated for 3Q 2024. The basement level below the bank branch is planned for an exciting new retail space coming later in 2024.

3 W. Winter Street: This historic building was developed in circa 1890 and has served several uses over the past 130+ years, including as a Red Cross facility, men's clothing store, offices and several retail uses. The building contains roughly 11,500 SF of space on three levels, plus a mezzanine. The street level space has soaring 14' original tin ceilings! We gut renovated and converted this space into an exciting new restaurant with a full-service bar and bakery, that will also offer group cooking classes.

5 W. Winter Street: This boutique 3,000 SF space was converted from a medical clinic into a new exciting retail storefront, which serves as the new home of Delaware Pottery Studios & The Bare Bowl
